Overview
This code of conduct provides a short guide to your responsibilities as a resident of Meadow Mill. It has been put in place to ensure all residents have a safe and peaceful living environment, and is in line with the terms and conditions of your property’s Lease as well as UK government regulations.


Internal Communal Areas
Do not use the communal areas for anything that may become a nuisance, annoyance or inconvenience to other residents.
Please do not discard unwanted post or leaflets in the communal areas.
Under no circumstances are any items to be stored within the communal areas, including the service cupboards and hallways. Any items placed in the communal areas are an obstruction and could compromise a safe evacuation or add fuel to any developing fire, as well as jeopardise the building Insurance Policy.


Noise
Not to make unreasonable noise and no instrument, radio, television, or audio equipment of any kind to be practised so as to cause an annoyance to other flats or to be audible outside.
Not to ‘Slam’ shut communal or own entrance does so as to cause unnecessary disturbance to fellow residents.
Loud music, arguing, or barking dogs are examples of unacceptable noise disturbances that tenants should avoid making.


External Communal Areas
Please report any vandalism and dog fouling.
Under no circumstances are any items to be stored within the communal garden.
BBQ’s are not allowed within the communal gardens, on balconies or anywhere else on the site.
It is not permitted to install or affix any items to the outside of the building for any reason.


Smoking
Meadow Mill is a no smoking site.  It is forbidden to smoke anywhere on the property.  This means both inside apartments and within communal areas.
Residents may smoke in the designated smoking area next to the bin store.  Cigarette butts should be disposed of in the wall mounted  bin provided.


Waste Disposal

Refuse is collected every Wednesday with glass and cardboard recycling every 3 weeks.  
Do not throw rubbish, rags or other refuse into sinks, basins and lavatories – any blockage caused is your responsibility.
All rubbish is to be placed only within the bins stores provided.
All domestic waste is to be put in refuse sack before placing in the bins provided. 
Under no circumstances are bin bags to be left in the communal hallways or outside the bin stores.
Residents are responsible for the disposal of their own bulky waste. Please do not leave any bulky waste in the bin store. There is a Household Waste Recycling Centre at Adswood Road, Cheadle Hulme, SK8 5QY alternatively Stockport Council will collect bulky items, please visit their website for more details.
Cardboard and Paper – must be flat packed and deposited in the blue bins
Bottles and Cans – must be deposited in the brown bins
General Waste – must be deposited in the grey bins


Outside Property
Please make sure that washing and/or hanging items are not visible from the outside of your property at any time.

Security

Security is everyone’s responsibility. 
Please ensure that communal entrance doors are closed securely when entering or exiting the building.
Please not permit access to unknown persons at any time
Please do not share your personal access code with anyone for any reason.  This includes delivery drivers or tradespeople.


Pets
No pets are allowed without the prior written consent of the Freeholder or management company.
Dog owners are responsible for removing any fouling inside or outside the building.
Dogs must always be kept on a lead inside the property or in the external areas of the properties


Guests/Visitors/Tenants
All guests are required to comply with the Code of Conduct and residents are responsible for the conduct and actions of their guests.
